On request and payment of the required fee Chaneys Chartered Surveyors will supply a Leasehold Property Enquires pack in the form LPE1 as jointly developed with the Law Society, ARMA, RICS, BPF, ARLA, NAEA.

Leaseholders must be up to date with their service charge payments before the pre-contract enquires will be completed.

RESTRICTION ON TITLE: None.

The Lease states the following;

11.3 Not at any time to assign or transfer this Lease unless contemporaneously with the assignment or transfer the Tenant has transferred his share or membership in the Company in accordance with the requirements of the Articles of Association of the Company and procured that the incoming transferee agrees to act as a director or secretary of the Company if so required by the Company

 

11.5 Any transferee assignee or undertenant (except an undertenant by way of an assured shorthold period not exceeding two years) shall execute a Oeed of Covenant (in the form attached at Schedule 11 of this Lease) with the Landlord and the Company at the expense of the transferee assignee or undertenant that he and his successors in title will at all times from the date of the transfer assignment or underlease duly pay all sums payable under this Lease and observe and perform all the covenants restrictions and stipulations and the conditions herein contained and on the part of the Tenant to be observed and performed (whether running with the Lease or of a purely personal or collateral nature) to the same extent as if the assignee transferee or undertenant was the original party hereto but only so‘far as attributable to or affecting the Premises

 

We will therefore need the following;

  1. Notice of Assignment: served on Hanover House Residents Management Company Limited c/o Chaneys Chartered Surveyors Chiltern House, Marsack Street, Reading, RG4 5AP. This must be signed by the buyer or their solicitor and include the buyers address if not at the property.

Cost: Refer to Fee Schedule.

Note: Chaneys Chartered Surveyors cannot accept notices address to the Freeholder, only Hanover House Residents Management Company Limited  . You will need to confirm with the Freeholder or their agent the notice requirements and fees they charge.

 

  1. Deed of Covenant: In the form as set out in Schedule 11. Served on Hanover House Residents Management Company Limited c/o Chaneys Chartered Surveyors Chiltern House, Marsack Street, Reading, RG4 5AP.

  1. Application for Membership: All purchasers must apply for membership, served on Hanover House Residents Management Company Limited  c/o Chaneys Chartered Surveyors Chiltern House, Marsack Street, Reading, RG4 5AP.
